Assistant Self Storage Manager (Lancaster / Columbus Ohio Area)

Primary functions: The Storage Facility Assistant Manager is the first-line representative to the facilities' customers in the Facility Manager’s absence. The Assistant Manager may be either full or part-time and may also be assigned to multiple sites to provide support or fill in when a manager is off. This position is responsible for maintaining the daily operations of the sites. The Assistant Manager provides assistance to the Facility Manager with revenue, delinquency management, occupancy, maintaining cleanliness standards, and customer service as required.

This is an hourly position that will require 36-40 hours per week including weekends.

Your Responsibilities:

  • Develop excellent customer relationships by identifying the storage needs and providing them with solutions
  • Successful conversion of telephone and walk-in inquiries into rentals
  • Improve sales objectives with prospective customers through unit rentals, insurance of rentals, and sales of moving materials
  • Guide your new customers through rental processes and agreements
  • Keep your facility up to the highest of cleanliness standards (i.e. cleaning units, sweeping, mopping, changing light bulbs, etc.)
  • Balance receipts, pursue collections, post payments, and process daily bank deposits with integrity
  • Perform independently on a day-to-day basis with a focus on teamwork and partnerships with other stores in the area
  • Resolves customer issues in a timely and effective manner.

Qualifications:

  • Requires high school diploma/GED equivalent and at least 2 years of experience in retail management, direct sales and/or customer service. Preference is given for college work or degree.
  • Must be able to work well with people demonstrating a customer care focus.
  • Exhibit a professional, positive, team-oriented attitude.
  • A willingness to learn (and ability to learn quickly) and apply effectively new/revised processes and procedures or skills.
  • Computer proficiency (including Microsoft Office) required.
  • Must have the ability to write routine reports and correspondence, present information to groups of managers, clients, customers, and the general public in English. Ability to read and understand documents such as safety rules, policy manuals and maintenance instructions in English is required.
  • Excellent organizational skills.
  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals is required. Ability to rate, ratio and percent.
  • Ability to multi-task accordingly in a numbers-driven environment. Ability to work well under pressure.
  • Physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of the job, the employee is regularly required to use hands to finger, handle, or feel and to be able to speak and hear. The employee frequently is required to stand, walk, sit and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl and smell. The employee must frequently lift and/or move up to 35 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and color vision. Regular attendance at the assigned facility is required.
  • Supervisory Responsibilities: The Storage Consultant has no supervisory responsibilities but will assist with direction of maintenance workers in the absence of the Facility Manager (where applicable).

Self Storage Maintenance Technician (Charleston / Hurricane W V Area)

Experience (preferred or required):

  • High School Diploma and/or GED required
  • Understanding of basic household maintenance – cleaning, site inspections, landscaping, painting, drywall repair, minor plumbing, minor electrical
  • Ability to perform basic household repairs
  • Requires reliable transportation
  • Excellent ability to communicate effectively with all levels of organization and customers/vendors
  • Organizational skills to handle multiple projects simultaneously
  • Ability to work in a time-sensitive role, where tasks must be addressed when received.

Essential Duties and Responsibilities:

  • Ensures that company standards of cleanliness and appearance are met or exceeded in offices, restrooms, exterior areas, company units, hallways, etc.
  • Cleans vacated units on a timely basis (examines units to ensure that doors, latches, and alarms are functional Makes pest control inspections and takes appropriate actions
  • Ensures that the safe handling and storage of chemicals and cleaners used in performing duties is in compliance with safety standards
  • Monitors the physical condition of the facility and reports maintenance requirements and potential equipment failures to the Storage Maintenance Supervisor
  • Performs minor nonstructural carpentry repairs and replacements on doors, fences, and buildings as required. May also do minor plumbing and electrical repairs
  • Performs touch-up painting and landscape maintenance on the property
  • Ensures the facility has sufficient supplies on hand to fulfill job duties
  • Demonstrates a general knowledge of site management that includes customer service skills and daily operational knowledge
  • Perform preventative maintenance per the property Preventative Maintenance Schedule which includes Access Gates and building repairs
  • Perform HVAC maintenance including cleaning and replacing HVAC Filters,
  • Maintain property exteriors and parking areas. Temporary cold patch repair of asphalt potholes. Landscape work includes removal of trees, tree limbs, and brush
  • Oversee and approve work of outside vendors as assigned by the Storage Maintenance Supervisor
  • Property walkthroughs as needed
  • Schedule repairs as necessary
  • Maintain company maintenance van and ensure all equipment is in good working order
  • Keep company maintenance unit clean, organized, and secure always
  • Purchase parts and supplies as needed
  • Auction process inc. lock cuts & inventory
  • Timely communication with the Storage Maintenance Supervisor
  • Accurate reporting of work orders, receipts, hours, & completion photos
  • Respond to phone calls and emails in a timely fashion
  • Follow and adhere to Company policies, procedures, and guidelines
  • Attend business meetings and trainings as required
  • Performs other duties as assigned; works with minimum direct supervision; operates effectively on a team
  • Maintains a safe environment for employees and customers
